The three Merham Place buildings were built on Dayton Avenue between 1983 and 1984. They were known sequentially as Merham Place I through III buildings and are located respectively at 6535, 6565 and 6595 South Dayton Avenue. Each building is of identical three story brick construction in a design known in Denver as a Bauman Building after their builder. They contain approximately 31,750 gross square feet, have an elevator and rent to small tenants ranging from 500 to 10000 square feet.
Dayton Avenue is in an office building submarket known as the Southeast suburban Denver. This location is approximately one hundred yards from Arapahoe Road and three hundred yards from freeway entrances to the Valley Highway I25. Arapahoe Road crosses I25 immediately south of the Denver Tech Center (DTC) and Greenwood Village and is immediately north of Inverness Business Park and the Highlands Ranch residential community. The Arapahoe Road office building corridor is one of the strongest sub-markets in Denver because of this combination of proximity to major business centers and one of Colorado's premier suburban housing communities. It has become more prime in the past two years because of increasing congestion on I25 starting at the DTC and extending north to downtown Denver. Also contributing to its increasing prominence has been the opening of a regional shopping center immediately south of Arapahoe at County Line Road, and Highway E470, which provides direct access to Denver International Airport.
